"172.3. The income from sale of real estate object is determined proceeding from the price specified in the purchase and sale agreement, but not below the estimated value of such object calculated by the module of electronic determination of estimated value of the Single database of valuation reports, or not below the market value of such object determined by the subject of estimative activities (appraiser) according to the legislation and specified in the valuation report registered in the Single database of valuation reports.

The single database of valuation reports (further - Single base) - the state automated information and telecommunication system which part the database, the software, the module of electronic determination of estimated value, service of service of electronic determination of estimated value and automatic creation of electronic certificates of estimated value of real estate object are.

The single base provides:

1) introduction, updating, creation, storage, transfer and automatic promulgation of the relevant information on real estate object and its cost (except information on normative money value of the parcel of land);

2) registration, authorization (identification) of subjects of estimative activities (appraisers) and notaries;

3) introduction by subjects of estimative activities (appraisers) of valuation reports and information from them directly and directly in Single base;

4) registration and storage of valuation reports in Single base with automatic assignment to each report of unique registration number;
